Sell My Property

First, I will research the property and neighborhood and research sold comparable properties. We will meet (either online or in person) and go over the market conditions, terms, property features and you goals and expectations to be able to determine the best price for the property. Please see below on what I will do to help you get your property ready to sell on the market.

Your property will be listed and added to hundreds of real estate listing platforms such as Realtor, Zillow, etc. I will announce your property for sale to my office, and send announcements to local and national realtors with your single website landing page (it will be placed on my personal website along with Century 21 Circle website). I will prepare full color property flyers and/or brochures to showcase your home to buyers and other sales associates.

Email and social media campaigns (Facebook, Instagram, & YouTube videos) will be created and your property will be promoted widely, creating a ‘buzz’ and gaining the online presence needed to help find your buyer.  I will conduct Open Houses and showings of your home to qualified buyers. You will receive prompt feedback. All offers will be presented to you in a timely matter and lastly, I will get you to the closing table with the best price for your property. LIVING ONSITE HOME SELLERS- If you are living on the property, I will do a walk through with you and provide a home staging consultation (inside and out) to discuss spaces, improvements, lighting and curb appeal. Together we will set up a timeline and be clear on your goals.

VACANT PROPERTY: If property is vacant and needs a complete overhaul, with your prior approval on pricing, I will organize and hire the professionals you need to get your property looking great for the market. I will be there to supervise the whole process providing you with before and after photos. Property Prep work: If property needs minor attention such a paint touchups/curb appeal I will handle it.

ESTATE SALES: I work with a reputable and licensed estate sale dealers who will help sell any items you wish to sell for the best price.

PROPERTY IS READY TO PHOTOGRAPH: I will provide my own professional photography/videography for selling your home. I take pride in making sure your house gets the best exposure possible through clean photography and beautiful advertising. .

Pricing Strategy:

First, we determine property value.

There are hundreds of factors that I take into consideration when estimating your home’s value, and no two reports are the same. First, I take a look at your address. This allows me to see how much neighboring homes have sold for, the desirability of the neighborhood you live in, unique features of your home and the surrounding geographical area, and many more factors. After I have a good idea of what that looks like, I then go more in-depth with my research, including checking the condition of your home, taking into consideration any updates you’ve made that could make it worth more than your neighbor’s. All of this is done with the help of a human being (me).

Having an accurate, and more importantly, realistic pricing strategy from the start is how your home will be sold for the most money and quickly. You don’t want to price your home too low and neither do we. But you also don’t want to let it sit on the market for too long.

Determine the VALUE of your property:

  • Location and local market conditions: How close is your house to social amenities and highways?
  • Curb appeal: Does your house stand out in the neighborhood? Is it pretty to look at?
  • Square footage: Is your house big enough for your intended buyers?
  • The number of rooms/bathrooms: Be clear about the potential of your property.
  • Age of roof: Will need replacement if roof is ten years or older and insurance/mortgage is required.
  • Safety: How is the crime rate in your neighborhood? Does it have well-lit sidewalks?
  • Updated appliances: Have you made any recent updates? Are the appliances functioning and energy-efficient?
  • Mortgage interest rates: If the mortgage rates are high, you may get fewer bids for your house.
  • Supply and demand: Like any other market, the real estate market shifts depending on the demand and supply. Considering there are many houses are on the market, you’ll be forced to up your game to beat the competition. But if there are fewer houses on sale, you might even sell above and beyond your asking price. Call me so we can narrow down the possibilities.
  • Similarity with houses sold before: What is the average selling price in your neighborhood? If you have current sales reports on how much your neighbor’s home went for, this points at how much buyers are willing to pay for properties like you and should offer you some insights on what to expect.

There are plenty of online calculators that will give you a base point to start, but those numbers do not always apply to the current market trends and usually vary. Pricing it Right- We want to price Intelligently – By pricing your property at market value, you make it available to a greater percentage of prospective buyers. This increases your chances for a sale while ensuring a final sale price that properly reflects its value.

Don’t Overprice Improper pricing may lead to a below market value sale price, or even worse, no sale at all. Your home has the highest changes for a fruitful sale when its price is reasonable established.

Price for the Peak A property attracts the most interest when it is first listed on the market. Pricing improperly for this initial listing will cause you to lose out on this peak interest period, and may lead to your home languishing on the market.
